When you think about selling, the first question is what your home could fetch. I answer it in two parts.
The Comparative Market Analysis (CMA) is the numbers. I look at homes like yours that have sold nearby recently, what buyers actually paid, and how long they took to sell. Asking prices on the portals are a starting point, but sale prices are what count.
The evaluation is the walk-through. We go through your home together, and I look at what a buyer will notice: the condition, the layout, what’s been updated and what hasn’t.
Put together, they give you a price range you can check, with the reasons behind it.
What a CMA doesn’t do is promise a number. The market decides the final price, and timing matters. A home priced in line with recent sales usually draws more interest in its first weeks on the market than one priced high and reduced later.
If you’re thinking of selling in Bergbron, Florida Glen, Quellerina or Northcliff, call or WhatsApp me and I’ll walk you through the numbers for your home.
